LENNOX IS RISKING OUR COMMUNITY LIVELIHOOD AND QUALITY OF LIFELennox is planning to build a Research & Development HVAC Testing facility that raises concerns about industrial hazards in our neighborhood. Dangerous Truck Traffic – Large delivery trucks will flood our streets, and could potentially create safety risks for:
• Students at Primrose Preschool, Mesorah High School, Montessori School, and UTD Student Catholic Center
• Pedestrians in Savoy Trace, Lake Park Estates, and Parkside Towns
• Local drivers on our roads, which could suffer damage from heavy truck use
Noise & Environmental Pollution – Increased industrial activity could potentially bring harmful emissions and disruptive noise.
Warehouse-Style Building Doesn’t Belong Here – This facility does not fit the character of our neighborhood.
Lennox recently obtained a public entitlement by securing a zoning change from the City of Richardson to allow their planned Testing facility. However, Lennox property is also governed by private entitlements - specifically, deed restrictions enforced by the University World Owners Association - which could prohibit the project. To proceed, Lennox should amend the University World Owners' Association (UWOA) Bylaws, and that requires UWOA Member approval!Lennox’s Plan Raises Concerns Under UWOA Community’s ProtectionsUnder the UWOA Amended and Restated Declaration of Protective Covenants (Dallas County Public Records, Volume 96219, Page 2478, https://dallas.tx.publicsearch.us/doc/52179677), Lennox’s proposal appears to contain multiple Substantial Deviations from UWOA community guidelines:🔴 Parking Violations – It appears that Lennox seeks to reduce the required parking below 1 space per 300 sq. ft.³
🔴 Excessive Development Density – Their plan appears to exceed the allowable Floor Area Ratio (0.60:1) ⁴ and maximum building lot coverage (40%). ⁴
🔴 Harm to Property Owners – Any variances must not materially injure property owners ⁸ - Lennox’s plan could reduce surrounding property values.

By physically signing your neighborhood petition letter, you are encouraging your HOA Board of Directors to NOT sign the proposed Amendment, and you confirm your opinion that Lennox’s deviations are offensive, violate established community guidelines⁷ and should be prohibited under:
